This is our bread and butter. We visit your home for measurements and take a look at your spaces in person. Then, we plan out bespoke staging to fit the story your home wants to tell.
We know budget is critical as you prep for your home sale, and we are confident that we can meet or beat most stagers out there while providing better service and higher quality furnishings.
The result? Your home sells faster and for more money.
For small homes and condos, we’ve been able to come in under $3200. For classic single family homes, we often come in under $3800. Larger homes or projects with custom needs will be quoted as low and fair as we can possibly make happen.

If your budget is limited, it’s best to focus on quality and make a stunning first impression on your buyers. That’s why we offer partial home staging.
If you want to furnish certain rooms yourself or if you and your agent are OK leaving some rooms empty, partial staging is a great option. This lets us keep your project total lower, without cutting any corners on fine art, beautiful furniture, handmade rugs etc.
With some careful decision making, partial home staging can come in well under $3000.

We don’t believe in markup and secrets - you pay the artist’s price. We only charge for our time with design and coordination. We charge $175 an hour, and we can get a lot done in just a few hours.

Don’t let a weird market idea of what’s “dated” hold back your home. We can advise and book professional painters, electricians, handymen and more to fix those little things that’ll help your buyer see your home in the right light.
Benefit from our connections and relationships, and get direct contractor pricing. We don’t charge markup on contractor work - $175 hourly rate for consultation, design and coordination as needed.

Meet Up
We’ll walk through your home, get to know your goals, and give you ideas and our complete proposal for how to tell your home’s story.
Install
We’ll be there to make it happen: furniture moved, floors protected, every little touch in perfect shape. Your home will be shining and ready for the market when we’re done.

Home staging isn’t about removing every trace of life from a home. For us, staging is about letting a home tell a story that resonates deeply with prospective buyers.
Instead of making your home generic, we want to make it memorable.
Why set up to be another generic beige home that looks like AI slop? Buyers can tell the difference. Let’s make their jaws drop when they’re swiping through the MLS and find your listing.
Our Sourcing
Many home stagers buy or rent poorly-made furniture from huge factory discounters. Everything is white and grey, not because those colors are the right fit your home, but because interchangeable pieces are convenient to an automated process.
We take a different approach.
Homes are custom built, historic monuments to craft, especially here in the Twin Cities. Furnishings should live up to the craft that went into your home: thousands of hours of wood working, masonry, plaster work, painting, running electrical, welding copper pipes, landscaping and more - not to mention your own years of care. Staging furniture that doesn’t honor all this doesn't belong in your home.
We work with real artists and real craftspeople. We aren’t hanging AI art in your hand-built home. We buy fine art from local and international print makers, oil painters, and textile artists.
Got bookshelves? We aren’t filling them with books turned backwards for “style” or random knick knacks from a final clearance shelf. Let us bring in our actual collection of books and ceramics.
We want to show people why your home is ready to live in and love.
Unique architecture? Small rooms? Weird spaces? Some stagers gloss over that and prefer to work with cookie-cutter builder homes.
Not us! We love old architecture: from the 1800’s and early 1900’s, to post-war design, mid century modern, re-envisioning modernity with 60’s and 70s architecture, and even bold, fun, daring 80’s and 90’s design.
We know and love ALL these historic homes and the architectural movements that came with them. We won’t hide your spaces or apologize for them. Our goal is to help your spaces live + breathe and make sense in a modern context with the needs of today’s buyers in mind.
Our Business Model
We spend more time on your home than other stagers, and we use furniture and art worth 4x-10x what any other stager is willing to do, but we charge about the same amount. How does that work??
No overhead: We don’t spend money on ads. We rely entirely on word of mouth and referrals. Our “ad budget” goes to making your home shine, because your success helps us grow.
We keep it small: No fleet of vehicles, no big payrolls - just us. We may not be able to take on many projects at once, but that means we can devote ourselves 100% to each job without your home staging budget going to pay for HR, accounting, the office rent, the front desk, etc.
Every dollar you spend is put into our dedicated time and the truly wonderful pieces that get your house sold.
